Portfolio & Asset Manager

Portfolio & Asset Manager

Strong investments require thoughtful, ongoing management.

As a Portfolio & Asset Manager at Sugar Creek Capital, you’ll play an important role in overseeing tax credit investments throughout their lifecycle — helping ensure each asset remains financially sound, legally compliant, and positioned for long-term success.

If you’re a detail-oriented professional who enjoys working with complex investments, building relationships, and taking ownership of a diverse portfolio, we’d love to hear from you.

This role is open to hybrid candidates based near Atlanta, Georgia. Remote candidates with applicable qualifications will also be considered.

Core Responsibilities

  • Manage and monitor a portfolio of real estate equity investments, ensuring investor benefit delivery while maintaining superior service to external clients.
  • Review and interpret operating/partnership agreements, loan agreements, and other legal documents related to equity investments to protect the State Investor Entity’s rights and advocate for its financial interests.
  • Maintain and expand relationships with partners, developers, property management companies, compliance teams, and other external parties associated with the assigned portfolio.
  • Manage relationships with property management compliance contacts and collect monthly rent rolls and qualified occupancy reports to support credit projections.
  • Review construction draw packages and inspection reports to assess construction investment risk and the timing of equity contributions needed to maintain yield projections.
  • Evaluate and prepare tax credit projections based on property lease-up status, anticipated building completion dates, and state credit program policy to estimate effective credit delivery.
  • Manage the timing, analysis, and approval of property Cost Certifications, Form 8609s, and State Eligibility Statements to ensure timely credit delivery in the best interest of State Credit investors.
  • Review audits and financial statements to assess investment quality and risk.
  • Analyze and approve property-level tax returns to ensure anticipated annual credit delivery, identifying and engaging partners regarding any delivery deviations for adjuster assessment as needed.
  • Initiate and implement the annual collection of Asset Management Fees for the LIHTC portfolio based on property operations analysis and trends.
  • Collaborate with General Partners, lenders, and federal investment partners to evaluate, collect, and organize documentation required to process benchmarked capital requests.
  • Initiate wire requests to fund capital requests during construction through final delivery of Form 8609s and state forms.
  • Prepare quarterly written status reports and construction monitoring memos detailing portfolio performance, including financial performance, development status and risk, and factors affecting yield projections and credit delivery, for internal and external partners.
  • Deliver monthly internal verbal reports on portfolio performance related to credit delivery to the Investor Relations team.
  • Coordinate with the Underwriting team to provide data needed from the LIHTC portfolio.
  • Conduct site inspections to assess property condition and environmental risk, as assigned.
  • Analyze adjuster forgiveness scenarios and requests made outside of the operating or partnership agreements by updating the investment model, and draft related memos in collaboration with the Director for Committee review.
  • Attend industry and state agency conferences to maintain continuing education and networking relationships within the LIHTC sector.
  • Coordinate with Horizon Housing Foundation to communicate property lease-up commencement and help establish communication with partners as needed.
  • Onboard initial property information from closing into two databases and maintain accurate data throughout the project lifecycle.

Qualifications

  • 5+ years of experience in real estate, asset management, finance, tax credit investments or a related field.
  • Bachelor’s degree in finance, accounting, real estate, business or a related discipline.
